An investment property is a piece of real estate you invest in with the objective of earning a return. Primary residences are not considered investment properties because the primary purpose of such real estate is to provide a place to live. Common investment properties include rental homes, apartments, condos, townhouses as well as commercial properties such as business or industrial parks and shopping centers. &lt;/p&gt;&lt;p&gt;2. Depreciation Depreciation is a fancy business way of saying something is decreasing in value. Investment properties may experience depreciation, because typically as a building ages the value of the physical building depreciates. It is important to note the actual depreciation realized is related specifically to the value of the physical building. Historically, real estate prices seem to follow a positive trend. How can this be if old buildings have experienced severe depreciation and thus are worth less today than 20 years ago? We must look at the whole equation. The value of the land is integrated into the equation as well, and traditionally land increases in value. Thus, when we look at investment properties, we normally see an increase in value thanks to the seemingly continuous appreciation of the land the building was built on. &lt;/p&gt;&lt;p&gt;3. Land Contract A land contract is fairly simple. When you are looking to invest in some property, you will negotiate a price for the land. The written manifestation of these verbal negotiations is a land contract. The land contract for the investment property outlines the terms of the agreements, such as the monthly payments, interest rate, and maturation date of the loan. &lt;/p&gt;&lt;p&gt;4. Land auction You might have heard other real estate investors talk of a land auction. A land auction is one way of buying an investment property. In a land auction, land is auctioned off to the highest bidder. Often times one can score a real deal on property auctioned off in such events. Upon winning an auction, you can then sign a land contract for the property and hope your investment property experiences appreciation, rather than depreciation, so that you can cash in on your increased equity a few years down the road. &lt;/p&gt;&lt;p&gt;5. Lien Before buying an investment property you will want to make sure the property does not have a lien against it. A lien is basically legalese for a claim against the property. A lienholder owns a legal right to extract their money from a property should the borrower default. Thus, if you buy a property that has lien on it, and the person you bought the property has defaulted on their loan, you may find yourself in second standing for right to the property behind the bank that has the lien. It is important to do your due diligence and ensure you are not setting yourself up for a fall by investing in property that can be claimed by others. Conclusion Keep in mind that real estate investment can become rather complex. Well my husband, who is a very busy man, happened to be away with work therefore it was up to me to interview three realtors. I did some research and chose high profile real estate agencies that had consistent and high sales averages. I staggered the three interviews over two days and with each one, an appraisal was done of the property taking into account renovations and special features. &lt;/p&gt;&lt;p&gt;Realtor One when asked how much he thought the property was worth couldn’t give me a figure, not even a wild guestimate! Not only that, he sounded unsure and unmotivated about anything to do with our property (or anything else for that matter). I showed him around our house and pointed out special features, and all our renovations - still no response. When I mentioned what our asking price was the response was head nodding and not much else. I uttered a silent “You’re fired…next!” &lt;/p&gt;&lt;p&gt;Realtor Two said all the right words. He was a real go-getter, smartly dressed, clean shaven, innovative and energetic. He assured me that if I wanted the house sold and we had a firm asking and reserve price, then he would be the man to do it. Then he continued to talk - a lot - for a long time, using the latest buzzwords. It was difficult getting a word in. However, once the asking price was mentioned there was a pregnant pause. He slowly replied that my asking price was at the very top end of the market, and implied we’d be very lucky to reach it. Still, he’d sounded convincing…sort of…&lt;/p&gt;&lt;p&gt;Realtor Three listened attentively and nodded every now and again and paraphrased me, ensuring we were singing to the same hymn sheet. As before he asked what our asking and reserve price were. Just as before the asking price appeared to be surprising. I watched his face and could see he was mentally calculating and assessing the property’s worth. I showed him around the property as I did with the others, and he was genuinely impressed what we were offering. He became very motivated and made suggestions that made sense.&lt;/p&gt;&lt;p&gt;For several months we did nothing, still unsure of when we were actually going to put our home on the market.The first and second realtors never made contact again. They’d left it up to us to contact them when we were ready. Realtor No 3 kept in regular contact with generic updates of the area and never pushed us to do anything. He simply signed off on each letter that when we’re ready, he’d be ready.The first realtor was totally disinterested in anything from the property to us as people, and the other, although innovative and motivated didn’t exhibit empathy and curiosity about us - the owner’s, and no follow up. &lt;/p&gt;&lt;p&gt;Connection is so important and although the first two were very nice individuals, it was something that was sadly lacking.No 3 definitely got the job.So why did he get the contract? Simply put, apart from keeping in regular contact, his knowledge and experience, and never aggressively trying to get our contract:&lt;/p&gt;&lt;p&gt; He treated me (by this stage he was dealing directly with me) respectfully.&lt;/p&gt;&lt;p&gt; He was always available to speak via telephone.&lt;/p&gt;&lt;p&gt; He listened and understood what I wanted – nothing was ever a problem.&lt;/p&gt;&lt;p&gt; He showed genuine interest in us as people. Conversations often turned to unrelated matters and we spoke of family and our travels. &lt;/p&gt;&lt;p&gt; The one that clinched the deal was that he totally connected with us in the nicest way. We knew he had our best interests at heart.There are many factors involved when selling property and choosing the right realtor. The main points I’d pass on are:&lt;/p&gt;&lt;p&gt; Do your research – get to know your suburb if you don’t already, start reading the latest real estate material; speak to people in the industry – particularly the realtor’s you’re interviewing – you’ll get a feel of their knowledge and level of interest.&lt;/p&gt;&lt;p&gt; Keep interviewing until you come up with someone that has strong people skills – not only are you looking for a connection, you’re also looking for someone who’ll connect strongly with prospective buyers.Last but not least:&lt;/p&gt;&lt;p&gt; Love the home you’re selling and others will love it also. &lt;/p&gt;&lt;p&gt; Intuition is a great tool to have so when the time comes, use it.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;Michaela is a Transformational Coach, certified practitioner of Neuro-Linguistic Programming (NLP), writer, and Metaphysician who is totally committed to helping others create positive and action oriented changes to their lives. My personal opinion is make sure to get rid of as much clutter as possible, from papers/magazines sitting around to extra furniture. Put fresh or silk flowers in principal rooms for a touch of color.&lt;br /&gt;2. Add a new shower curtain, fresh towels, and new guest soaps to every bath.&lt;br /&gt;3. Set out potpourri or fresh baked goods for a homey smell.&lt;br /&gt;4. Set the table with pretty dishes and candles.&lt;br /&gt;5. Buy a fresh doormat with a clever saying.&lt;br /&gt;6. Be picky, but don’t be unrealistic. There is no perfect home. &lt;/p&gt;&lt;p&gt;2. Do your homework before you start looking. Decide specifically what features you want in a home and which are most important to you.&lt;/p&gt;&lt;p&gt;3. Get your finances in order. Review your credit report and be sure you have enough money to cover your downpayment and your closing costs&lt;/p&gt;&lt;p&gt;4. Don’t wait to get a loan. Talk to a lender and get prequalified for a mortgage before you start looking. &lt;/p&gt;&lt;p&gt;5. Don’t ask too many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion.&lt;/p&gt;&lt;p&gt;6. Decide when you could move. When is your lease up? Are you allowed to sublet? How tight is the rental market in your area?&lt;/p&gt;&lt;p&gt;7. Think long-term. Are you looking for a starter house with the idea of moving up in a few years or do you hope to stay in this home longer? This decision may dictate what type of home you’ll buy as well as type of mortgage terms that suit you best. &lt;/p&gt;&lt;p&gt;8. Don’t let yourself be house poor. If you max yourself out to buy the biggest home you can afford, you’ll have no money left for maintenance or decoration or to save money for other financial goals. &lt;/p&gt;&lt;p&gt;9. Don’t be naïve. Insist on a home inspection and if possible get a warranty from the seller to cover defects within one year. &lt;/p&gt;&lt;p&gt;10. Get help. Consider hiring a REALTOR® as a buyer’s representative. Unlike a listing agent, whose first duty is to the seller, a buyer’s representative is working only for you. We don't know how close you will be to the situation, but my wife and I would like to open up our home. We live in Mapleton, MN and have one bedroom available (free of charge, of course) to accomodate a single person, a family of two, or one or two children. Mapleton is a 20-minute drive from Mankato. We are within walking distance of an elementary school and high school, and the school district provides bus transportation to the middle schools. We would be able to assist in travel to our home. We can also assist in finding employment. (i.e., A friend of mine owns a bus company and is looking for charter and school bus drivers. I am helping him out by driving a route, but would gladly give it up to someone that needed it more. A good driving record and clean criminal record is important for obtaining this employment; however, there are many other potential opportunities available, as well.) We would also consider hiring someone to help with child care for our son during the day.&lt;br /&gt;Our goal is to provide them with a safe, clean, warm dry place to lay their head(s) until they can get back on their feet. We don't have a lot of room, but are willing to share what we have. There is no time table or limit as to their stay. God may have closed one door so another can open. Study spaces can serve as a haven to work on homework and other school projects, and should reflect their personalities.&lt;br /&gt;To make study spaces unique, try decorating them with fun, vibrant desk lamps, comfortable chairs and stylish desk accessories. This approach will help kids feel more comfortable and inspired to start the new school year off with a bang!&lt;br /&gt;“A desk or workstation is a great solution for kids’ rooms. Not only will these serve as a place for young children to color and write, but they can also grow with your child,” says Fowler. “As kids’ interests grow, the space can be used to store books, toys, CDs and even computers.”&lt;br /&gt;A computer workstation can be a great tool to house a computer, serve as a desk and store school and computer supplies. Use stacking bookcases, CD/storage towers and baskets with or near the workstation to house small books, CDs, toys and stuffed animals.&lt;br /&gt;Pier 1 Kids has just introduced a new bunk bed -- the Teen Loft System. Combining a twin or full bed with a desk area underneath creates a useful solution for study, play and sleep needs. Or to protect you if you are inside.&lt;br /&gt;So put together a plan about securing your home and loading valuables and essential supplies into your vehicle in case you have to leave quickly.&lt;br /&gt;Such tasks are made easier if you have been able to assemble suitable tools and equipment well before the problems arise.&lt;br /&gt;Long term plans could include adding roof ties or even strapping down your house if strong winds are likely, or reinforcing an interior ground floor room to provide refuge from destructive winds.&lt;br /&gt;Between a threat developing and dangerous weather arriving, there is usually some time to add protection to your home. Boarding up windows if faced with strong winds, or cutting back flammable vegetation and cleaning gutters if faced with a wildfire are worthwhile tasks if you have the time.&lt;br /&gt;And as a last minute job, store outdoor furniture securely - apart from the probability of loss, a strong wind can turn them into effective missiles that could be directed at your home.&lt;br /&gt;Finally, know how and where to turn off utilities - water, gas, power - and make sure other family members know it too.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Emergency Kits&lt;/strong&gt;&lt;br /&gt;An Emergency Kit is a pre-packed container which you can grab instantly if faced with a threatening situation. It should hold everything you will need if you are cut off from utilities and supplies, and should be kept separate from products and tools which you use everyday or for recreation.&lt;br /&gt;It is also worth considering permanent kits for your car and workplace, but let's focus on those kept at home.&lt;br /&gt;Depending on the types of threats you may face, you could need two sorts - one if you have to leave and another if you are staying.&lt;br /&gt;They should be designed to meet the particular needs of you and your family in the sorts of emergency you are most likely to face. For more information, visit the FEMA website, and check out their excellent manual at  &lt;a href="http://www.fema.gov/areyouready"&gt;http://www.fema.gov/areyouready&lt;/a&gt;&lt;br /&gt;Here are a few suggestions.&lt;br /&gt;If you have to evacuate, your destination will probably provide food and shelter.  Clothing and special needs - baby and infant needs, prescription and basic medical supplies - are the most important. Include extra warm clothes - heating may not be efficient. Food treats and special toys will make things easier for children. Some basic food and a couple of gallons of bottled water are always worth including just in case. A "keep your hands off" supply of emergency cash is also a great idea.&lt;br /&gt;Alternatively, if you are likely to be isolated and unable to leave your home for a while, assemble a kit which will keep you supplied for at least three days. Assume you will have no power, heat, water or waste disposal.&lt;br /&gt;The essentials are plenty of water - allow 1 gallon (4.5l) per person per day, of which half will be drinking water. Commercial bottled water is a good choice. Include non perishable food, preferably low salt, and don't forget a manual can opener. You'll need a battery powered radio and a flashlight, both with plenty of extra batteries, and a first aid kit.&lt;br /&gt;A camp stove and gas bottles are a great addition, and you'll need some cooking gear and some matches in a water proof container. Make sure you have enough infant or special needs, plus any necessary medication. And warm clothes should be included, plus strong shoes.&lt;br /&gt;Now much of this gear will be in your house anyway, but the point of this kit is that it can double for an evacuation kit, and will be ideal if your destination is somewhere other than relatives or an emergency shelter.&lt;br /&gt;And Finally.....&lt;br /&gt;OK, you've given up some of your valuable time and made your plans for all likely eventualities. Chances are you'll never have to use them, but things happen, and the hundred year flood may turn up next year. You can now relax and know you've done your best to protect your family and your home.&lt;br /&gt;One more thing. Include in your plans some time in a year or so to review everything, to make sure everyone understands the plan, and to go through the emergency kits and replace anything that's damaged or out of date. Most will involve personal illness or injury, but severe weather, including hurricanes, thunderstorms, tornadoes and heat waves, is a very common threat.&lt;br /&gt;&lt;br /&gt;Severe weather and its after effects, such as flooding, results in numerous deaths and injuries every year, together with major property damage and loss.&lt;br /&gt;&lt;br /&gt;But we are not entirely powerless in the face of these disasters - a little time and effort now will significantly reduce the risks of death, injury and property damage. It will also help you recover much faster.&lt;br /&gt;&lt;br /&gt;Planning for emergencies is complex subject, too big for a single article.&lt;br /&gt;&lt;br /&gt;Part 1 covers identification of the threats to you and your family, how to make sure your safety is protected, and making sure everyone knows what to do, even if you are separated.&lt;br /&gt;&lt;br /&gt;The second part considers those precious few hours before the the weather becomes really threatening. Preparation is crucial to make sure your family is safe, and your home and belongings are as secure as possible.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Advance Planning - It's A Drag But It Pays Off&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;One of the hardest things about preparing for emergencies is finding the time.&lt;br /&gt;But if you live in North America, your weather is arguably the wildest on the planet. Your chances of being threatened by severe weather are very real.&lt;br /&gt;So at some stage (soon!) why not set aside an hour or so to do a little groundwork and prepare for when things get nasty.&lt;br /&gt;&lt;br /&gt;Involve your family - the more heads the better, and it is possible that one of you may be incapacitated in a serious emergency.&lt;br /&gt;&lt;br /&gt;Four big questions need to be answered before you can regard yourself as reasonably well prepared.&lt;br /&gt;&lt;br /&gt;What are the threats, and how can you minimize them?&lt;br /&gt;&lt;br /&gt;If you have to leave in a hurry, where will you go and how will you get there?&lt;br /&gt;&lt;br /&gt;How will the family get together or keep in contact if they are scattered between hone, work and school?&lt;br /&gt;&lt;br /&gt;What can you do now to help you handle the emergency competently, and then return to normal life quickly?&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What Are The Biggest Risks?&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;This sounds pretty easy, because you know where you live, and what sort of weather to expect as the seasons change.&lt;br /&gt;&lt;br /&gt;But when you get down to it, severe weather is often just normal weather become stronger, or bigger, or longer lasting.&lt;br /&gt;&lt;br /&gt;When considering your home, a great shortcut is to contact your local emergency management office or the Red Cross to see what information they have on your area. You should be able to find FEMA (Federal Emergency Management Agency) hazard maps and other relevant material to help with your planning.&lt;br /&gt;&lt;br /&gt;It's also worth thinking about other places you regularly visit - the beach, the lake, relatives - and even where you go on vacation.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Shelter and Evacuation&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Most severe weather emergencies arrive without much warning. You may need to leave your home and move to a safer area.&lt;br /&gt;&lt;br /&gt;Early warning and sound planning will reduce the stress of any emergency, and the first step is to be well informed.&lt;br /&gt;&lt;br /&gt;And there is no better way than to use the Weather Radio Service provided by NOAA (National Oceanic and Atmospheric Administration) and the EAS (Emergency Alert Service).&lt;br /&gt;&lt;br /&gt;Advisories of threats and hazards are broadcast over dedicated radio frequencies (to avoid interference from commercial broadcasts) and can be received on specially modified weather radios.&lt;br /&gt;&lt;br /&gt;More information on the Weather Radio Service and equipment can be found at &lt;a href="http://www.home-weather-stations-guide.com/weather-radio.html"&gt;http://www.home-weather-stations-guide.com/weather-radio.html&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Evacuations can be a matter of choice or they may be mandatory. Becoming familiar with exit routes will reduce much of the stress of having to move out fast.&lt;br /&gt;&lt;br /&gt;In some cases, such as tornadoes, you may need to use a nearby shelter. Again prior knowledge of its location and easiest access will be invaluable.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Communication Between Family Members&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Emergencies often happen at the most inconvenient times. Your family may be scattered between home, work and school when the weather becomes threatening, and you may remain separated for some time until things return to normal.&lt;br /&gt;&lt;br /&gt;Work out in advance what procedures are likely to be followed - does the school have an emergency plan and shelter? How about the work place? It will help if each family member knows what to do, and what others will be doing and where they are likely to be during an emergency.&lt;br /&gt;&lt;br /&gt;Prepare wallet sized summaries of locations and phone numbers for each family member, while cell phones should help you to keep in touch.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Long Term Plans&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;So far everything I've suggested assumes that you will, some day, need to act fast to protect yourself against a developing emergency.&lt;br /&gt;&lt;br /&gt;This section covers preparations which should benefit you regardless of whether an emergency arises.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;These include&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Checking your house and property insurance. Get the best you can afford, and remember that even if you live on a floodplain you can still get flood insurance. At the same time, make an inventory of your possessions.&lt;br /&gt;&lt;br /&gt;Arrange secure storage of small valuable items and documents, preferably away from your house. Include copies of credit and ID cards.&lt;br /&gt;&lt;br /&gt;Learn first aid and how to administer CPR.&lt;br /&gt;&lt;br /&gt;Make sure you know how to operate a fire extinguisher&lt;br /&gt;&lt;br /&gt;And consider joining one of the volunteer emergency organizations - the better you understand what may happen, the easier it will be to handle it if and when it does&lt;br /&gt;&lt;br /&gt;Make advance arrangements for your pets - possibly a pet carrier for small animals, and safe accommodation for larger animals.&lt;br /&gt;&lt;br /&gt;OK. Now you're prepared for the worst, and you have significantly reduced the effects a major emergency will have on you. The answer is a predictable “yes.” Of course, everyone doesn’t need a haircut, and everyone doesn’t need or want a house. But most people do.&lt;br /&gt;&lt;br /&gt;In fact, more than two-thirds of all American households own their own homes. Not everyone can be a homeowner. Some people don’t want to be one, but many people do. That’s why homeownership is at a record level.&lt;br /&gt;&lt;br /&gt;Interest in owning a home has been spurred by historically low interest rates. Of course, the traditional reasons — including the desire to own a place of their own — continue to inspire would-be homeowners.&lt;br /&gt;&lt;br /&gt;There were more than 34 million renting households in the United States in 2002. Many renters rent because they prefer it — it’s a lifestyle choice. Some households either do not want or feel they cannot manage ownership of a house. If you want accessible, flexible housing with little upfront cash requirements, renting is the right choice.&lt;br /&gt;&lt;br /&gt;But renting may not be best in the long term, say Carter Murdoch and Lawrence Yun, economists with the National Association of Realtors. That’s because the cost of U.S. rental housing has increased an average of 3 percent per year over the last ten years.&lt;br /&gt;&lt;br /&gt;A rental unit that currently costs $750 per month will cost more than $978 per month in ten years. There are three advantages to homeownership: taxes, appreciation and equity. Let’s say a buyer puts down $10,000 (plus closing costs) to buy a $110,000 home. The remainder is financed with a 30-year mortgage at 6.5 percent. Monthly principal and interest will be $632 and monthly property taxes $115, a total of $747 — about the same monthly cost as the renter mentioned earlier.&lt;br /&gt;&lt;br /&gt;But the buyer has something that a renter does not. Assuming the buyer is in the 30 percent income bracket, the mortgage interest tax deduction the first year is $162 per month; the buyer also receives a tax deduction for property tax of $34 per month. That’s a monthly tax deduction of $196.And the benefits don’t stop with taxes. On average, homes nationwide have appreciated at 4.5 percent over the past ten years. That’s $4,950 on the $110,000 home in the first year. In the second year, the home’s value is $114,950 and appreciates another $5,173. In year three, the home’s value is $120,123 and appreciation $5,406. You get the idea.&lt;br /&gt;&lt;br /&gt;And then there’s equity. That portion of the monthly mortgage payment dedicated to reducing the principal owned on the home will have added up as well. By the end of year ten, the amount owed the lending institution will have been reduced to $86,620. In other words, the owner’s have accumulated $13,380 in equity they would not have realized if they had been renting.&lt;br /&gt;&lt;br /&gt;After ten years, a home that originally cost $110,000 could be worth $163,470, assuming a 4.5 percent appreciation rate. Combining the increase in appreciation and the equity built up through house payments, the average household can expect to accumulate $66,850 in home equity in ten years. Meanwhile, assuming Murdoch and Yun are correct, the renter who was paying $750 per month is now paying $978.Taxes, appreciation and equity are three tangible benefits to homeownership. But there are other appeals — such as the pride of owning your own home.&lt;br /&gt;&lt;br /&gt;Deciding whether to buy or rent is much more complicated than deciding whether to get a haircut. They will be participating in the Honolulu Marathon on December 11, 2005. They are committed themselves to intense training and fundraising for 5 months.&lt;br /&gt;&lt;br /&gt;They are walking in honor of Rosie Peterson, a wonderful 12-year old girl who was diagnosed with leukemia in February of 2003. They are also honoring Brian's cousin, Renee Koster who was diagnosed with Acute Lymphocytic Leukemia in June of 1988. My name is Ellie McFadden and I reside in St. Cloud, Minnesota. I've lived in Minnesota my entire life but not in St. Cloud. I was born &amp;amp; raised in St. Paul, moved to the Brainerd Lakes area in 1996 and now recently moved to St. Cloud (January of 2005).&lt;br /&gt;&lt;br /&gt;What brought me to St. Cloud? Well, life chanages motivated my move and I really liked this area. I had the choice of moving anywhere and decided on this area. I also started working at WHY USA Equity in St Joseph as an office manager. And I love it!&lt;br /&gt;&lt;br /&gt;Which brings me to the other question. I decided to get my license in real estate and I'm currently working on my website -- &lt;a href="http://www.athomeinstcloud.com"&gt;www.athomeinstcloud.com&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;"At Home" will be a resource website for all of us residing in the central Minnesota area and for those looking/selling their home.&lt;br /&gt;&lt;br /&gt;I've spent the last few months studying for the MN license exam (it's a tough one for those of you currently studying) and taking the required classes. I passed the exam and finished the classes. Now I'm just waiting for that all important slip of paper to come in the mail from the MN Dept. of Commerce.&lt;br /&gt;&lt;br /&gt;I wanted to start this blog as a way to journal my adventures in my new career.
